Carlander Field Investigation
Ardaman Field Investigation
These photographs of the house build on lot 51 were taken in 1998 just before I sold the house. As you can see, the foundation failures were plainly evident in the stucco finish around three sides of the house. As I describe the locations of these photographs I will be referring to the left and right sides of the house as you view the house from the street.
If you happen to observe the house now please be aware that the current owners have re-stucco'ed and repainted the entire house. Unfortunately, they also added a new pool on the back of the house, and thus the foundation is beginning to settle again under the added weight. These new cracks can be easily observed on the left side of the house.
This is the left side of the garage. As you can see, the cracking here was so extensive that I had to fill it with caulking while the house was rented.
This is also the left side of the garage a little more towards the rear of the house. The stepping stone cracks are not as visible in this low-resolution photo. What's notable here is the fact that the side wall of the garage developed two separate sets of cracks within 10 feet of each other.
Continuing down the left side of the house, this is the cracks at one of the two bedroom windows.
This is the left rear corner of the house.
This is the sliding glass door on the rear of the house.
This is the window in the right rear side of the house. As you can see, there are significant cracks in the trusses above the masonry walls and in the masonry walls at the bottom of the window itself.
This is another photo of the cracking above the window.
This is another photo of the cracking in the foundation below the window.
This is the masonry wall on the right front corner of the house.
